Turkish real estate developments are heavily influenced by the country's desire to join the community, as well as the strong likelihood it will become a member.
Due to its attractiveness to travelers and culture of hospitality, customer service and tourism are among the strongest sectors of the Turkish economy. Furthermore, the real estate market for foreigners has been developing actively in recent years. The property market for international investors largely consists of full service apartment complexes or mixed developments, which include 2 storey terrace apartments and 2-3 storey villas, perfect family residences. These large developments always feature a full range of exceptional services and accommodations, including private security.
For international property buyers, Turkey offers modern real estate, designed to have the quality and features overseas investors are looking for. All luxurious apartments and villas are constructed using the latest technologies and most durable construction materials. Turkey straddles two distinct regions of the world - Europe and Asia - increasing the country's allure and mystique. This international hotspot boasts as many attractions for tourists as Greece and Italy. Travelers marvel at Turkey's rich culture and history, and are charmed by its striking diversity.
Although Ankara is the capital, Istanbul (formerly Constantinople) is the true heart of the country. Divided by the Bosporus Strait, this transcontinental city lies in both Asia and Europe. Istanbul is more than the economic center of Turkey, and a major sea port, it is a living piece of history as a power center of the ancient world. Notable landmarks including the Aya Sofia, Sultan Ahmed Mosque (the Blue Mosque), and the Topkapi Palace are only the beginning.
Turkey contains two of the Seven Wonders of the Ancient World: the Mausoleum at Halicarnassus and the Temple of Artemis in Ephesus. The former was an aesthetic marvel located in what is now Bodrum. The Mausoleum was the final resting place of Mausolus, a satrap in the Persian Empire, and today the word is common parlance for 'great tomb.' The latter was a Greek temple located on the Augean cost near İzmir (historically Smyrna) the 3rd largest city in Turkey and motherland of Homer. Unfortunately, both wonders were destroyed. The Temple was burned to the ground and plundered by Herostratus, and the Mausoleum was demolished by an earthquake (with assistance from the Order of Malta).
Thankfully, there are still ancient relics and artifacts preserved in Cappadocia.
This region features various churches, chapels, mosaics, mural paintings, and other heritage sites. Cappadocia's unique geologic formations inspired early residents to build houses, monasteries and entire underground cities within the rocks, which remain preserved for us to appreciate. The region's most astonishing sight is the Göreme Open Air Museum, a complex comprised of over 30 rock-carved churches and chapels containing superb frescoes dating back to the 9th century.
Finally, when not taking in history, tourists can relax at Turkey's luxurious coastal resorts, which include Antalya, Belek, Side, Kemer, Fethiye, Bodrum, Marmaris, and more.
Today, Turkey is one of the fastest growing real estate markets in the world, and buying property in Turkey is a solid investment since the country is on the verge of integration into the EU. Foreigners may purchase land and property in Turkey, provided that it is situated in towns, villages or rural areas outside of military zones. Below, you will find information for overseas property investors on buying procedures in Turkey. If you have any further questions, please don’t hesitate to contact MostProperties.com.
Once you have selected a property, the first step is to sign a Purchase Agreement in English and Turkish. The following information should be contained in the agreement:
- the full names and addresses of the buyer, seller, and real estate agency;
- the price of the chosen property;
- the details of the payment plan;
- TAPU data (the TAPU document confirms ownership of the property).
Contrary to most European countries, the formal entry in the property register in Turkey is not performed by a public notary, but by an official of the Property Registry Department. It is a legal requirement for both parties to be present at the entry. However, it is possible to authorize another person to stand as your proxy. As a security measure, it is advisable to authorize the sale through an official notary.
Details of the property and purchaser are forwarded to the Land Registry Office. An official transfer application is filed, and all documents are sent to the Izmir Aegean Army for approval. This process confirms that the property is not located within a zone that is restricted for foreign purchase. Approval can be expected to take 3 - 6 months.
Once military approval has been granted, the title deeds are re-issued in the new owners' name and forwarded back to the local Land Registration office, which then contacts the purchaser's real estate agent. At this point, the final payment is made to the vendor/builder and the deeds are finalized. The agent or solicitor can collect the deeds on behalf of the buyer if the buyer has granted them power of attorney. The title deeds are stored in a secure place pending the purchaser's next visit.
Main Property Purchasing Costs:
In addition to the property value, buyers should be aware of the following charges:
1. Residency in Turkey for a 6 month period: 310 euro (in case one is interested)
2. TAPU registration: 3% of the assessed property value
3. ISKAN registration (habitation certificate): 600 euro plus fees
4. Annual real estate tax: 30 euro per year, due one year after receiving TAPU
