After you decide which property you will choose you need to sign Purchase Agreement in English and Turkish.
The following information should be contained in the Agreement:
- the names and addresses of the buyer and of the seller, the name and address of real estate company;
- the price of the chosen property;
- payment plan;
- TAPU data (TAPU is a document that confirms ownership of the property).

In contrast to most European countries, the formal entry in the property register in Turkey is not performed by a public notary, but by an official of the Property Registry Department. It is a legal requirement for both sides (the seller and the buyer) to be present at the entry. However, it is possible to authorize another person to stand as your proxy. As a security measure, it is also advisable to authorize the sale through an official notary.

Details of the property and of the purchaser get forwarded to the Land Registry Office. An official transfer application is made and all documentations get sent to the Izmir Aegean Army for approval. This is to check that the property is not located in a restricted zone for foreign purchase etc. Approval normally takes 3 - 6 months.

Once military approval has been granted, the title deeds are re-issued into the new owners name and forwarded back to the local Land Registration office who, in turn contacts purchaser's agent. It is at this point that the last payment gets paid to the vendor/builder and the deeds are collected. The agent or solicitor can pick up the deeds on behalf of the buyer if he have given him power of attorney. Purchaser's title deed can then be kept in a safe place pending the next visit.
